If you are selling a property and you are doing the viewing, it's really important you feel comfortable with the answers you will provide to your potential property buyer. We've detailed below a sample of simple questions and answers so that when your property buyer asks you that awkward question - you are prepared and feel at ease. So, when selling a property in Scotland always be prepared. If you are showing the property with your partner - make sure you BOTH have the same answers in mind!!!!!! 

Question 1:    How much do you want me to pay for this property?

Weak answer:        "As much as possible"

Stronger answer:      "We'll consider all written offers and provide feedback on each offer.", "For an offer to be considered it must be put in writing and we'll provide feedback based on the price and overall conditions of the offer"

Question 2:    Have you had much interest in this property?

Weak answer:        "We've had lots of viewings but no offers or notes of interest"

Stronger answer:      "We've been surprised by the number of viewings and are considering a closing date - how does this property score on your card?"

Weak answer 2:      "We had lots of viewings, 7 notes of interest and 3 offers and the closing date is Friday"

Stronger answer 2:    "We've been surprised by the interest shown and we've set a closing date for Friday - how does this property score on your card?"

Question 3:    If I put an offer in of "£125,000" - would you accept that?

Weak answer:        "Yes/No/don't know"; "We're not going to accept any offer yet, it's too early"

Stronger answer 1:    "If you were to put that offer in writing along with any other conditions/entry date - we'll seriously consider it"

Stronger answer 2:    "Well, if the property is of interest to you, submit your best offer in writing and we'll seriously consider it - is this what you're looking for?"

Question 4:    "Why are you moving from here?"

Weak answer:         "We were looking for a bigger/smaller house in a more rural/urban area"; "We wanted to release equity from the house"

Stronger answer:     "We're looking to move to suit our long term plans and the first step is to sell here - are you looking for a place like this?"
