When you are buying a property it is usual for the legal process regarding the transfer of ownership ( conveyancing) to take approximately 4 - 6 weeks.  If you have your finances in place this target should be easily attainable. However, if you have still to get your finances in order and perhaps you are self employed or have a less than perfect credit rating - this could cause a delay. 

The move in date sometimes is pre-set by the seller - all that is really important about the move in date is that your are prepared for it! Your money is in place and you have the IKEA catalogue never outwith 3feet of your hand reach.

Buying a property is an exciting experience and the stress it can cause is legendary.  The moral of the story is to be prepared.  Delays will happen, what is important about delays is how quickly they can be resolved.  Sometimes communicating with your solicitor can be frustrating - unreturned phone calls, meetings and general lack of empathy for your situation are common complaints that buyers/ sellers have of their agent.

One of the most stressful factors in moving property is a lack of communication.  If you don't hear anything that you expect you should be - get on the phone and ask the individual concerned what the situation is. Don't assume that just because you haven't heard anything - everything is ok.

Take control, be the communication hub in your property transactions this way you will always know what is going on.

Things to sort out for your move in date:

Notify friends, family, banks, library, clubs you are a member of, schools etc... of your change of address

Notify Utility suppliers of your change of address and take the required meter readings

Sort out your new telephone number/cable/sky requirements

Contact your Home insurance/ Life insurance, car insurance and other general insurance providers of your change of address

Do you have a removal firm to carry out your move? - If not, book one early. Else, hire a van and get a couple of strong friends to help you.

Does your property require modernization - perhaps the seller will let you get tradesman in to take measurements BEFORE your entry date

Have you got cardboard boxes and bubble wrap sorted out?
