As soon as you start to look for a property then start to look for the right mortgage deal.  The sooner your finances are approved then the quicker you will be able to get your next house and possibly negotiate a better purchase price because of your financial situation being clear.  Estate agents, Solicitors and experienced Sellers realise there is enormous value in a clean transaction.

You must find yourself a solicitor and they will submit the offer for the property you wish to buy. Usually solicitors do not charge for unsuccessful offers being made on your behalf.   Even if you negotiate a verbally accepted price by the property vendor, until you have an offer accepted in writing by the vendors agent or solicitor - the deal has not been recognised legally.

This all depends on your personal circumstances. If you are selling and buying I would always recommend that your sale missives are concluded before you submit an offer for your next property. Usually move in dates are Friday noon on a mutually agreed date between vendor and buyer. Presumably this is so that furniture and other work can be done over the weekend - who knows?

However, in reality more and more property transactions are failing. Not all of these failings are due to the selling agent. It can be financial delays, legal documents missing, personal circumstances of individuals involved in the transaction - there are a million reasons.

If your finances can afford it and you are selling/ buying then some people prefer to have the "buy" side earlier than the exit date from their existing property.  This allows them to move furniture/ decorate/ get access to the property they have purchased whilst still having a home to live in.  For others, they wait a week or two after the sale of their house concludes just in case their is a problem in receiving the funds for the sale of their home.  Ask your solicitor and tell them what your personal preferences would be.

Up until the missives are concluded (in Scotland) the buyer/ seller can effectively walk away from the transaction.  Although, a written acceptance of an offer does hold some value - it is generally accepted that unless the missives are concluded either the buyer or seller could withdraw their interest in the transaction. So, missives are important to the buyer because this means the buyer has a legal obligation to purchase the property and if the buyer withdraws from the purchase their will be penalties involved which can be considerable.  If in doubt ask your solicitor.
