Newspaper Advertising - What to do?
Whether you are buying or selling you will probably have a specific newspaper you look in or internet website that you look at in order to find the right property to buy or indeed to promote your own property in. In Scotland's central region (Edinburgh through to Glasgow, Stirling, Fife) you get great national coverage from the likes of the Scotsman or Herald. Advertising in National or local newspapers can seem expensive however if you choose the right advertising package and the right newspaper for your property to be featured in then there is a good chance on you achieving a quicker sale or finding the right property quicker.
We all know that in Scotland you pretty much just need to go into a handful of websites in order to look at the properties on the market but Newspapers are independent and properties displayed in newspapers are from Estate Agents, Solicitors and private individuals and so they cover a wider audience. Over 60% of home buyers live within 6 miles of the property being advertised for sale. So you can see the importance of advertising correctly.
Ironically, sometimes advertising in the local newspapers can be as expensive as the nationals - it really depends on how many adverts you are placing and how long the advert is to run and, of course, how big your advert is. The one thing that is sure though - the right newspaper advertising of your property will increase it's interest and when selling your home - you want to get the best coverage possible at the best prices.
Some selling agents say that they will feature your property for 4 weeks within a national or local paper - and this is good. However, if you ask them if the property advert will run for 4 weeks in a row or what dates will these adverts appear they will be unable to give you an answer - why? Because they hope that your property will sell before the 4 adverts are placed which obviously reduces their advertising costs.
For the East of Scotland, Edinburgh the main property publication is The Scotsman and The Scotland on Sunday. However, you may not realise it but these publications are owned by Johnston press. Johnston press owns hundreds of local newspaper publications as well so if you check out "The Newspaper Society" you will be able to search and gather information on the newspaper title that is right for you.
In the West of Scotland, Glasgow you will find the Herald/ Sunday Herald has a large majority of the properties available to the market.
Successful newspaper adverts are those which run over a period of upto 4 weeks. Otherwise, it's a bit like a lottery in that you are hoping that in the one week that your property is featured that your buyer has bought the paper. In reality if you repeat the advert you will attract greater attention and should get more interest in your property.
Very Important Point 1: Before placing your newspaper advert make sure you are happy with the price of your property - if you are considering amending the price of your property, amend the price BEFORE the newspaper advert is placed.
You will often find it is much cheaper to advertise over multiple weeks in Newspapers and it is always worth asking if there is a special offer on in order to obtain a little discount. What you also must expect from newspaper advertisements are publishing problems. Often you may find a copy of a newspaper that has a bad print run and properties advertised may look washed or fuzzy - but this only should happen in a low number of actual copies and should not be taken as representing all of the newspapers printed that day. You can complain to the newspaper if you are unsatisfied with the advertisement however, you are most likely to be offered a discount on your next advert placed rather than a refund - always read the newspaper terms and conditions.
